Enter the sleek kitchen/diner and you will find good quality appliances arranged in a contemporary layout, including microwave, dishwasher, and washer/dryer, so that you can easily freshen up your belongings after an action-packed day. Unwind in the spacious sitting room, where plush sofas are positioned in front of a cinema sized TV, so you can get cosy as you enjoy a family film night in. The interior is completed by two well-presented bedrooms, both consisting of super-king-size beds, with zip/link features so that you can alter the sleeping arrangements to suit the preferences of your party, and one with an en suite shower room. Continuing to impress is the patio and garden area, where you can light up the barbecue to enjoy a spot of alfresco dining, whilst enjoying the final glimpses of sunshine over rural views. Very well appointed property in good clean condition. Appreciated the welcome arrangements Very accessible for wheelchairs. Quite and peaceful location. Hot tub lid needed repairing but this was explained.

This was a great cottage in a very useful location just what we needed for 2 couples having a week away. Hot tub was great just what we needed. Couple of minor niggles stopped it getting a 5 one was the noisy neighbours up at 6 and banging around and with paper thin walls, there was no escaping it. The other was the temp control in the cottage. Visitors were from Australia so they were feeling chilly even in June but having to text the owner every time we wanted temp up or down was a level of faff which seemed unecessary. If we are paying decent money for a place, would be nice to be trusted not to abuse the heating options. That aside, great place abd a grand week was enjoyed. Thank you
This cottage really lived up to and went beyond the description on the website. The facilities were superb in all areas and the onsite hosts were extremely friendly and helpful. The location was ideal for visiting the Peak District. We had glorious weather which facilitated the use of the hot tub and sun loungers and the bottle of prosecco was a lovely treat. The property was in a lovely part of Derbyshire. It was within 40 minutes of 3 beautiful National Trust properties that we visited Calke Abbey, Shugbrough Hall, and Kedleston Hall. The property was also very quiet and we had a beautiful view of the countryside from our decking area, We did feel that the kitchen was smaller than it appears in the photographs. There wasn't much worktop space. However, we were very fortunate to have a lovely sunny week, so we got around this by using the table as we were able to eat outside. The decking area and view was our favourite space to spend time at the lodge. While there the three of us in our party decided to share the ensuite for showering. My husband and I had never used a wet room before and found it wasn't really for us. Due to my poor eyesight and high sensitivity to LED lights I also struggled with the wet room as natural light was very limited due to the small window and dark walls. Unfortunately the LED lights in there were too powerful for me to tolerate. I only mention this for others like me who also struggle with bright lights. I'm sure others would not find this a problem. Unfortunately I only got a couple of hours sleep on the final night because of my intolerance to the previously mentioned LED lights. This is because the property behind us had its bright porch light on all night long shining through our bedroom window. I'm sure this was an oversight because the owner recommended the second bedroom due to my intolerance to LEDs saying no lights would be on outside. Unfortunately it was too late for me to message and ask that they be switched off. Overall we had a very enjoyable break.
Myself and my husband and my sister and her husband spent 5 brilliant days at bank top farm. Absolutely couldn't fault it everything was lovely from the lovely comfy beds to the hot tub which was an added bonus. Karl was very friendly and helpful and met us on arrival. Evey where was perfectly clean just like a home from home. Also lovely and peaceful for a well needed rest. The prosecution was a nice touch too. I would definitely recommend bank top farm.

We had a lovely stay at the Coach House and would definitely recommend to others. Very thoughtful hosts everything we needed was there to hand. Gorgeous view of the countryside. The beds were super comfy and the cottage has plenty of room for four adults. The hot tub was fab. Thanks Karl, Helen and Pip.

Cannot rate this stay highly enough. From the moment we arrived, Karl did his utmost to make us feel at ease, at home and ensure we enjoyed our holiday to the fullest. The home has everything we could possibly need. The two bedrooms are of great size and very ideal to have two separate bathrooms. The lounge was of great size. Perfect lighting , heating and the tv and sound bar were great. The hot tub was great, impeccably maintained and had views to die for. A bonus that the hot tub was covered. The views and this feature were something that made the property standout. Kitchen was spot on and we cooked each night and morning we were there. The info book provided and pictures on the kitchen wall were all extremely helpful. We went for walks and explored the local area but primarily made use of the perfect accommodation. Our stay was over new year and Karl made clear from the start that his priority was for us to enjoy ourselves. Would return without hesitation and feel the property is probably underpriced! Thanks so much for a perfect experience couldnt have wished for more! the only thing we couldnt find were table mats to eat at the dinner table. Obviously, did not spoil our stay one joy and its more likely that my poor observation skills couldnt find them.

What a beautiful place to stay. The owners had thought of everything, it was cosy, comfy and had everything we needed for a girls weekend away. Karl couldn't have been more helpful. Perfectly placed to be calm, peaceful and away from the hustle and hustle but connected enough to find plenty to do.

Best place I have been to so far. Everything is thought about and the owners take great care of the property. It has everything you could ever need... Air fryer, coffee machine, microwave, gas bbq outside, hot tub not very big, but nice anyway, all the necessities like aluminium foil, bin bags, TVs in every bedroom and also massive TV in the living room not like other places, the only thing if you are thinking of cooking food take some salt & pepper, spices from home. We even found some cooking oil which was great. A bottle of prosecco to welcome guests, some playing cards and dominos available to play, netflix.... I could go on and on.. highly recommend
Excellent property, very clean, well maintained and well equipped. Good location for walking and sightseeing and a nice hot tub to relax in after a days walking! Highly recommend.

We had a fab stay at the coach house, it has everything you need and lots of little thoughtful touches from the owners, who are lovely too and really make you feel welcome and looked after. We will definitely be going back its relaxing, peaceful and the beds were so comfy we stayed during a heatwave and with no fans we were worried but we slept like babies! Great base for lots of fun stuff in the area! Highly recommend! Family of 4 with 12 and 9 year old perfect place for a few days get away! Thank you Karl and family for having us.
We had a fabulous week away staying in the Coach House. The views from the deck and hot tub were lovely. A great location to stay, we visited Alton Towers, Chatsworth House and the National Space Centre and had a great lunch at the Denstone Farm Cafe, recommended by Karl.
A lovely cottage which ideal for 34 people. The decking out the back of the cottage has a superb view which was appreciated by all when having meals out on the table. The cottage is spotlessly clean and the welcome gifts were much appreciated. There was plenty of correspondence from the owners before we arrived which was very helpful. We enjoyed a very peaceful week Thank you
Everything about this property was perfect! We just had the best time! Everything had been thought of and catered for and the owners were just super, nothing was too much trouble. The property was beautiful, we were really sad to leave at the end of the holiday.

A great stay at the Coach House. Had a very relaxing week. The Coach House had everything we needed to chill out and cook meals in the evening. The only things I would add to the kitchen is maybe a roasting try casserole dish. Managed with what was there and there was plenty of crockery and pans but a dish to cook a chicken in may have helped a little! Karl was very welcoming, gave us a tour of the property on arrival and fixed an issue with the boiler promptly. The beds were huge and very comfortable and the hot tub a great place to relax in each evening. All in all a great week!

Staying at this cottage was nothing short of amazing, from homely fixtures, decor, cinema lounge, all TVs with Netflix, the cosy fire place, big hot tub, to the way you're truly looked after from start to finish. The owners of this property recommended places to visit, to eat and went above and beyond to make us feel at home away from home. I could not find fault with anything, the thought that has gone into making an unforgettable experience for all that stay sets this cottage apart from the others. I cannot recommend this place more highly, truly a stay to remember! Thank you so much to everyone that made our stay so special, we look forward to our next stay at the cottage!
Beautiful property in a lovely area. Very well equipped with some lovely touches like fresh flowers and prosecco. Great base for Alton Towers but there's also a wealth of other activities in the area.
Outstanding cottage, first rate facilities and furnishings. Beautiful location, south facing patio which we really enjoyed using to watch the birds and hares in the fields .amazing views, what more could ask for . We had a lovely week , and Ive are sure it wont be the last we spend there . Thank you to Karl for his attention to detail and ensuring we had the best week.

The property is well situated with easy access to local attractions and facilities. There are great views from the outside seating area. The kitchen diner would be a bit small for 4 people and its a shame there is only an ice box freezer however in the summer the outside space would be lovely and the hot tub and bbq are excellent.

This is a lovely property in a quiet location with country views. The owners are friendly and cooperative, the cottage is clean and well equipped and we found it very relaxing.
A great holiday cottage in a great location. The owner couldnt have been more welcoming and helpful. The property was very clean and everything we could have possibly needed was provided. Safe location for our children allowing them to play outside when they wanted to. We had a great week away exploring the peak district.
From the warm welcome on arrival to our unrushed departure, the hospitality and excellent facilities made for a perfect week, the covered hot tub being an added bonus which was a lot of fun especially when the weather was being unkind. The area is stunning and the perfect place to explore or just chill out as we did most of the time. Karl and the family have evidently put a lot of thought into providing for their guests creature comforts, and the attention to detail is greatly appreciated, we lacked for nothing. Heartily recommend this property.

The Coach House proved the perfect base for a relaxing week. The facilities provided were excellent and all aspects were covered from strong wifi to a full wet room with disabled facilities and of course the hot tub to relax in. What was unexpected were many extras from the hosts, such as Prosecco, Flowers, Tea, Coffee and Milk. Our host met us on arrival and could not have been more attentive to any of our needs during our stay. The countryside views from our decking area and pure peacefulness of the location made it a great place to unwind at the end of the day. Not much more you could ask for and no parking issues.

The Coach House was lovely, clean and peaceful. The hot tub at the end of a day's walking was relaxing with good views across the field and for watching the rabbits. Karl was on hand if you needed anything and nothing seemed too much trouble. I look forward to returning.
Lovely quiet rural location but in easy reach of Ashbourne. Spacious enough for the 2 of us although kitchen dining area was cramped with little worktop space. Well equipped, modern in design and clean. Bed was very comfortable and outside space a plus.

Such a lovely place. Great for just a relaxing break or for going out and about to visit sights nearby. Very nice owner helpful informative about various things. Such as where to eat or visit. But would definitely recommend as a nice relaxing holiday. The hotub was lovely to relax.in after retail therapy. Will go back again soon.
